What is a shop condo

A shop condo is a unit you own, not a space you rent forever

A shop condo is a heated commercial unit inside a larger building, owned the same way a residential condo is. You hold the deed to your unit and your overhead door. The land, the roof, the siding, the road and the snow are shared and handled by the association. You do not buy a lot, hire a contractor, or wait a year to build.

What does a shop condo cost?

Here is what ours actually sell for in Rugby, North Dakota. Dues are $150 / month on every size.

60' x 100' heated shop

6,000 sq ft · 24' x 18' overhead door

From $649,900 + $150/mo dues

40' x 60' heated shop condo

40' x 40' heated shop condo

1,600 sq ft · 16' x 14' overhead door

Dues cover the gravel road, snow removal, lawn care, water, sewer, and the association's insurance on the building exterior. You insure what is inside your unit. You pay your own power, heat and insurance on the inside of your unit. Financing works like any commercial mortgage — the buying guide walks through down payments and closing costs.

What can you use one for?

Ours are zoned so you can run a business out of the unit. Contractors, utility and pipeline crews, farmers, and business owners who need a heated place to work and store equipment. People also use them for indoor RV, boat and equipment storage. You cannot live in one.

You own the condo

The unit is your property. You can sell it, lease it out, or borrow against it like any other real estate you own.
