Uses and zoning

Can I run a business out of a shop condo?
Yes. The site is zoned for commercial and light industrial use, so contractors, trades, service businesses, and ag operations can work out of a unit and have customers or crews come and go.
Can I live in one?
No. Living in a unit is not allowed under the current zoning. People do build out an office, a bathroom, a loft, and a break area, but the condos are not residences.
Can I use a unit just for storage?
Yes. Boats, campers, RVs, sleds, collector vehicles, trailers, and farm equipment all store here. The heated floor and the 16' side walls mean you are not chipping ice off anything in the spring.
Will my equipment fit through the door?
The 40x40 and 40x60 units have a 16' x 14' overhead door. The 60x100 units have a 24' x 18' door, which clears a tandem dump with the box up, a semi, or a combine.

HOA and costs

What do the HOA dues cover?
Dues are $150 a month. They cover the gravel road, snow removal, lawn care, water, sewer, sanitation dumpsters, and the association's insurance on the building exterior. You insure what is inside your unit.
What do I pay on my own?
Electricity on your own private meter, and insurance on whatever you keep inside. Heat runs off your meter, so your usage is your own.
Who handles snow and the roads?
We do, through the association. Snow removal and the gravel road are part of the dues, so you are not plowing your own approach at 5 a.m.

Buying and renting

Can I rent instead of buy?
Yes. Open units are available for sale or for rent. Lease rates start at $1,650 a month for a 40x40, $2,450 for a 40x60, and $6,125 for a 60x100.
What does a unit cost to buy?
From $217,900 for a 40x40, $279,900 for a 40x60, and $649,900 for a 60x100, plus $150 a month in condo dues. Call for current pricing and what is open.
Can I lease my unit out or sell it later?
Yes. You own the condo as real estate. You can sell it, lease it to a tenant, or borrow against it.

The buildings

How are the units heated and insulated?
In-floor heat with R25 insulation and 16-foot side walls. The units stay warm and usable through a North Dakota January.
What is already finished inside?
A concrete slab with a floor drain, LED interior lighting, exterior security lighting, a bathroom, and a utility room with your own electric meter.
Can I wash equipment inside?
Yes. Every slab has a floor drain, so you can wash a truck or a machine indoors instead of outside in the cold.
Where exactly are you?
The shop condos are on the 6470 block of 30th Ave NE in Rugby, North Dakota, at the corner of 30th Ave NE and US Highway 2, next to Gooseneck, with US Highway 3 running north and south through town. It is a straight drive from Minot, Devils Lake, Towner, Bottineau, Harvey, and Rolla. Mail and rent payments go to the rental office at 2801 Hwy 2 W.
